Italian closed-end real estate alternative investment Fund reserved to professional investors, with the scope to invest its capital resources in real estate properties (mainly office and telephone exchange use) and in shareholdings in real estate companies. As of today the Fund is composed of 50 assets, with a total surface of approx. 150,000 sqm mainly located in Central-Northern Italy.

Poseidon is an italian closed-end real estate alternative investment Fund reserved to professional investors. The Fund was established in 2007, first with the name “Azzurro”, and in 2015, following a change in the unitholder governance and the subscription of new equity, the Fund has changed its objectives and its name. Its investment target amounts to Euro 100 million, of which 77 million have already been invested mainly in retail (three shopping centers and one retail park) and office industry in Milan.

Its investment target amounts to Euro 200 million, and it is fully dedicated to the logistics market. The Fund’s investment strategy includes the acquisition of logistics sheds and warehouses located throughout Italy to be leased; moreover, refurbishment and enhancement of assets and new developments should be possible.

Tannic is an italian closed-end real estate alternative investment Fund reserved to professional investors, established by Kryalos SGR in October 2015. Its investment target amounts to Euro 120 million and it is fully dedicated to the logistics market. The Fund’s investment strategy includes the acquisition of logistics sheds and warehouses with a low risk profile, mainly located in Lombardia or in northern Italy to be leased.

As of today, the fund comprises two assets, mainly with office destination of use, approx. 56.000 sqm, located in Rome and Milan.

Italian closed-end real estate alternative investment Fund reserved to professional investors.
The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of a subsequent sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made.
As of today, the fund is composed of nine assets, mainly with office destination of use, approx. 100.000 sqm, located in the main Northern-Italian cities (Turin, Milan, Florence and Genova).

The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of a subsequent sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made. As of today, the fund comprises three assets with logistic destination of use, in addition to two lands, for approx. 230.000 sqm, located in northern Italy, mainly in Lombardy and Emilia- Romagna regions.

Value Add I Italy is an Italian closed-end real estate alternative investment Fund reserved to professional investors, established by Kryalos SGR in October 2016. The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of collecting expected cash flows (including renting cash flows) and of a subsequent sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made. The Fund currently manages one office building in Milan, Porta Nuova CBD, with a total surface of approx. 13,000 sqm.

Hortensia is an Italian closed-end real estate alternative investment Fund reserved to professional investors, established by Kryalos SGR in December 2016. The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of a sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made. As of today the Fund is composed of 46 mixed-use assets – mainly office and retail – located in the main cities of the Country (Milan, Rome, Turin, Florence, Venice and Bologna) coming from distressed portfolios owned by bank institutes.

All Star Fund

Italian closed-end real estate alternative investment Fund reserved to professional investors. The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of a subsequent sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made. As of today, the fund is composed of one asset, with office/laboratory destination of use, approx. 22.000 sqm, of three assets partially leased to Allianz group, for a total of 31.600 sqm, that will be totally refurbished, and of a historic building with a surface of 2,500 sqm located in the center of Milan. The Fund has also signed a preliminary contract for the purchase of two office buildings for a total of 5,000 sqm located in the historic centers of Milan and Rome, from a primary banking group.

Camelot is an Italian closed-end real estate alternative investment Fund reserved to professional investors, established by Kryalos SGR in December 2016. The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of a sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made. Its investment strategy, currently, is aimed to the acquisition of logistics sheds and warehouses located in Italy, refurbished and enhanced or developed.

As of today, the Fund’s portfolio is composed of fourteen logistic assets, located in some logistic and industrial districts of the cities of Turin, Milan, Verona and Bologna with a total surface of approx. 400,000 sqm.

Pegasus Fund

Pegasus is an Italian closed-end real estate alternative investment Fund reserved to professional investors. The Fund was established in may 2017 and its investment target amounts to Euro 250 million. It will invest primarily in properties to be leased or already leased to be sold with significant value added in terms of capital gains that can be realized without any particular constraints regarding the nature and destination of use of the assets.
The Fund has currently completed its first investment by acquiring an office building that is fully leased and has a GAV of Euro 160 million.

The Fund was established in june 2017 and its investment target amounts to Euro 120 million. It will invest in hotel and hospitality sector. The Fund has completed its first investment by acquiring two office buildings located in the city center of Rome, currently intended for office use but expected to be reconverted into a Luxury Hotel.

Titan is an Italian closed-ended real estate alternative investment Fund reserved to professional investors. The Fund was established in July 2017 and its investment target amounts to Euro 40 million. The Typical Investment of the Fund shall consist in lands for ground up development opportunities for any kind of use, including office, residential, retail, hotel, industrial and/or logistic use only located in Italy. The Fund has currently signed the preliminary agreement for the purchase of a Land, to be performed after the current owner will have carry out the demolition of the existing building and the installation works on the Land. The construction of a new building will start after the Closing.

Established in November 2017, the fund has an investment target of Euro 150 million and it is dedicated to Core/Core Plus investments, that may request limited renovation programs, in the office, retail, residential, logistics or industrial market.  The Fund performed its first investment acquiring a recently built retail park, opened in June 2017 and located in Veneto Region, in the Province of Treviso.

Its investment strategy, currently, is aimed to the acquisition of logistics assets located in Italy, already built or to be restored, reconverted, and/or enhanced. As of today, the Fund’s portfolio is composed of six logistic assets, located in the industrial and logistic district of Pomezia-Santa Palomba 25km south-east of Rome with a total surface of about 118,000 sqm.

The Fund has completed the acquisition of the retail gallery belonging to the multifunctional complex named Barilla Center, including 18 retail units, one multiplex cinema and a covered parking space.

Dante is an Italian closed-end real estate alternative investment Fund reserved to professional investors, established by Kryalos SGR in January, 2018. The Fund’s purpose is the collective investment of the funds raised, aimed at achieving, through the professional management of the Fund itself, in view of a subsequent sale, an increase in the value of the investments and the allocation and distribution of net results of the operations following the disposal of the investments made. As of today, the fund comprises six retail galleries located in Italy for a total GLA of around 79,300 sqm and more than 250 units. Two of them are located in Northern Italy (Airone and Borgogioioso), two in the center of Italy (La Scaglia and Primavera) and two in the South (Le Colonne and Belvedere).

Kryalos Opportunity Fund I is a closed-end Real Estate Alternative Investment Fund reserved for professional investors established by Kryalos SGR in May 2018. The units of this Fund, in which the company co-invested €5 million, were subscribed by an high standing international institutional investor through the collection of cash subscriptions for a total of €100 million. Kryalos Opportunity Fund I, which has a mixed Value Added / Opportunistic return profile and an investment capacity of around €300 million, has an investment program in Italy, mainly in Northern Italy, dedicated to the redevelopment of assets (offices, logistics, hotel or retail), and development operations, with a target value for each investment of € 20-45 million.

To date, the fund is composed of an asset with office destination of use located in piazzale Luigi Sturzo in Rome (Palazzo Sturzo). Completed in 1958, the building is composed of six floors above the ground and two floors below the ground for  total surface of approx. 10,000 sqm.

To date, the fund has subscribed preliminary share purchase agreement for the acquisition of a portfolio composed of five logistic assets located in Lombardy.
