Kryalos and King Street partnership increases its exposure to Italian student housing with the establishment and launch of Domo Fund: two agreements have been signed for the acquisition of properties in Milan and Padua, providing a total of over 880 beds.

Kryalos SGR, a private and independent asset management firm with €14.2 billion in assets under management, together with its capital partner King Street Capital Management has completed, through the Domo Fund, the forward purchase of a property in Milan and another in Padua, intended for the development of modern student accommodation facilities, thereby further strengthening its position in the student housing sector.

The building in Milan is located at 18 Via Cesare Beruto, in the heart of the Città Studi district, the catchment area of the Politecnico di Milano, one of the city’s most important academic institutions.

The development will be managed by Pohl Immobilien, a South Tyrolean group that develops and delivers highly sustainable real estate and urban regeneration projects throughout Italy. The initiative includes the construction of a student residence with a total of 350 beds and a range of amenities in line with the highest international standards, including, amongst other things, a swimming pool, gym, study rooms, a cinema and a dining area, as well as outdoor green spaces and a sports field.

Once completed, the property will therefore rank among the most modern and high-quality student housing solutions available on the Milanese market, benefiting from a particularly favourable location, approximately a 4-minute walk from the Lambrate underground and railway station (as well as the main bus links) and approximately 1.4 km from the Politecnico’s Città Studi campus.

As for the Padua property, the site on which the development will be built is located on Viale della Pace, a strategic location between the railway station and the city centre. Padua is home to around 70,000 university students, over 70% of whom are from outside the city, making it the fifth largest market in the country after Milan, Rome, Turin and Bologna.

The development project, currently being finalised, will be managed by Gruppo Industrie Edili Holding, a company with over 25 years of experience in real estate development and commercialization primarily in North-East Italy, actively engaged in the social and urban development processes of the cities in which it operates. The initiative involves the construction of a modern and efficient hospitality facility comprising 530 single rooms, each equipped with a kitchen and private bathroom, as well as services in line with the highest international standards, predominantly used as student housing.

Overall, taking into account the two developments in Milan and Padua, the Domo Fund’s portfolio reaches a total capacity of approximately 880 beds. Kryalos is thus consolidating its exposure to student housing and expanding its portfolio to approximately 1,500 beds (including the initiative in Bologna currently under development with the Mathelt Fund).
