Kryalos SGR, a private and independent asset management company with €14.2 billion in Assets under Management, announces that it has completed, on behalf of the Kryalos Room00 Fund, the acquisition of a hotel property located in Rome at Via Giovanni Amendola, 85 in the immediate proximity of Roma Termini station and a property complex in the centre of Rome, at 4–6 Largo Toniolo, near the Piazza di Spagna underground station, which is to be converted into a hotel.
The asset located in Via Giovanni Amendola covers a total area of approximately 2000 square metres; built in the 1970s and renovated in 2021, the property is currently used as a hotel and features 50 rooms of various types, with an average size of around 18 square metres.
The property is situated in a strategic location, between Via Nazionale – one of the city’s main arterial roads – and Roma Termini railway station, within an urban setting with high footfall and significant historical value. The area is characterised by a strong hospitality focus and excellent accessibility thanks to its proximity to key local and national public transport hubs.
The property complex on Via Toniolo, which covers an area of approximately 2,800 square metres, extends over seven floors above ground plus a basement level and is set to undergo a complete refurbishment that will transform the building into a 45-room hotel. The property is well connected to the city’s main infrastructure and transport hubs.
The management of the properties will be entrusted to Room00 Group, a Spanish next-gen hospitality group operating a portfolio of four brands across premium hostels and boutique hotels. The Via Amendola asset will operate under Room Urban Hostel, the group’s biggest hostel brand, while the Largo Toniolo property will become a boutique hotel under Letoh.

Concurrently with the acquisition of the Via Toniolo property, Kryalos SGR completed the financing of the Kryalos Room00 Fund through a €27.5 million facility granted by UniCredit.
