Kryalos SGR finalises acquisition of a portfolio of last-mile logistics assets amounting to approx. 110,000 sqm in Milan, Rome and Florence.

Kryalos SGR, a private and independent asset management company with €14,2 billion of assets under Management and one of Italy’s “significant asset management companies” according to the definition contained in the Bank of Italy’s Regulations, has finalised three transactions in the last-mile logistics sector – consolidating its presence in Italy’s main strategic areas.

The acquisitions involve a portfolio of assets located in the provinces of Milan, Rome and Florence, for a total surface area of approximately 110,000 sqm, which will increase the logistics real estate assets managed by the company and strengthen its focus on high-quality investments in prime locations.

The acquisitions were executed through Kyralos’ Mercury and Juno funds, which target investments in logistics and light industrial assets, sponsored by Blackstone and managed by Kryalos SGR.

The Mercury fund acquired two last-mile logistics properties located to the west of Milan, specifically in Inveruno and Albairate. The property in Albairate covers an area of approximately 27,600 sqm and will undergo a major redevelopment to bring it in line with the highest market and ESG construction standards.

The Inveruno property, equipped with a photovoltaic system and with a surface area of approximately 19,800 square metres, is leased to one of the leading 3PL national operators as well as a company operating in the solar energy sector.

Also through its Mercury fund, Kryalos completed the acquisition of a last-mile logistics property in Guidonia, in the north-east of Rome. The transaction was finalised following the completion of the development of the asset, located on a brownfield site subject to a preliminary agreement signed in April 2024. The 11,400 sqm building was built with advanced ESG standards, achieving LEED Gold certification. With this acquisition, the Mercury fund now counts eight properties in its portfolio, for a total of 206,000 sqm, including seven properties in the Greater Milan area.

In a third transaction through its Juno investment fund, Kyralos acquired a building plot in Osmannoro, in the north-west of Florence. The area, which was already the target of a preliminary agreement in December 2023 and has been issued with a construction permit, will be earmarked for the development of two logistics buildings with a total surface area of 51,000 sqm.

The buildings, of 15,500 sqm and 35,500 sqm respectively, will be developed according to the latest construction techniques to ensure high industry and environmental standards. This transaction brings the fund’s portfolio to four logistics assets in Milan, Rome and Florence, with a total of 84,400 sqm.
