Kryalos SGR, a private independent asset management company with €14,2 billion under AuM and one of the “significant asset management companies” according to the definition contained in the Bank of Italy’s Regulations, has finalised a lease agreement for Via Bassano Porrone, 6, Milan with one of Italy’s largest asset management companies with a truly global presence.

The long-term lease will start in the fourth quarter of 2025 with fit-out work currently being carried out to prepare the space for the new occupancy.

Located in the historical centre of Milan, a few steps from Piazza del Duomo, the property is owned by the Prometheus fund, which is sponsored by Blackstone and managed by Kryalos SGR. It covers an area of approx. 5,500 sqm across five floors above ground and includes a panoramic terrace and a basement. 

The property, which is characterised by an external façade with friezes and decorations, dates to the early 20th century and was designed by Ulisse Stacchini, one of the leading Italian architects of that period, best known for his contributions to Milan’s ‘Centrale’ railway station and the Giuseppe Meazza (San Siro) Stadium.

Originally the headquarters of another Italian bank, the building also underwent a comprehensive renovation completed at the end of 2024 and is BREEAM In-Use Excellent certified. In addition, LEED Gold and WELL Gold certifications are being obtained. The high-quality standard of the property, together with the prestige of the location, allowed the fund to achieve the highest rental levels for the prime office market in Milan CBD.
