Kryalos SGR, a private and independent asset management company with €14.2 billion in assets under management, has completed, through the Honos Fund, subscribed by funds sponsored by Blackstone, the sale of an office complex located in the centre of Rome, between Via del Quirinale and Via delle Quattro Fontane, to Swiss Life Asset Managers France.

The assets being sold include Palazzo Volpi Galloppi, a historic 17th-century building, and the adjacent property at Via delle Quattro Fontane, 147. The complex, with a total area of approximately 14,700 square metres, is one of the main business districts in the institutional heart of the capital, an area characterised by a strong presence of corporate and institutional tenants and high barriers to entry in terms of new supply.

The transaction, signed in December 2025and closed in 2026, is one of the most significant transactions in the office sector in Rome and Italy in the last twelve months, and is part of the Fund’s active management strategy, focused on the enhancement of core and core-plus properties in prime locations.
