Milan, 10 February 2021 – The closed-end real estate Alternative Investment Fund (FIA) (“Venus”) managed by Kryalos SGR and specialising in last-mile logistic real estate investments, has concluded the acquisition of three logistic assets for a total area of 39,000 square meters.

The fund has acquired a property in Colognola ai Colli (VR), approximately 15km from the center of Verona and assets in Ghisalba (BG) and Martinengo (BG), both approximately 18 km from the center of Bergamo and 45 km from the center of Milan.

All of the properties are currently occupied by an international firm operating in the design industry producing luminaires and lighting solutions.

For the properties in Colognola ai Colli and Ghisalba, the transaction involves the signing of a long-term lease with the current tenant. The Martinengo building will instead be purchased free and repositioned later.

All are located near the A4 motorway and are served by 36 loading docks overall.

These acquisitions bring the total number of properties managed by the Venus fund in Italy to 18, all in proximity to major cities in the center-north with a total GLA of approximately 159,000 square meters.

Paolo Bottelli, Chief Executive Officer of Kryalos Sgr said “These acquisitions reflect our long-term conviction in last mile logistics. As new distribution processes are developed and demand for e-commerce continues to rise in the post-pandemic economy, properties that are in close proximity to large cities are becoming increasingly important.”
